01 — Vision & Inspiration

A legendary service culture, without the hotel.

Four Seasons Private Residences Coconut Grove is the first Four Seasons-branded residential development in Florida without an attached hotel. Seventy waterfront homes bring the company’s six decades of personalized service to a purely residential address on South Bayshore Drive.

Developed by CMC Group and Fort Partners, the 20-story tower is conceived as a quiet counterpoint to the city: a building that blends into the rhythm of the Coconut Grove landscape while framing Biscayne Bay from every residence.

02 — Architecture & Its Authors

A waterfront tower with a Grove sensibility.

Miami-based architect Luis Revuelta shapes the tower’s curved balconies and waterfront silhouette, while Raymond Jungles, Inc. composes the landscape. Inside, Florentine designer Michele Bönan brings a botanical theme — palm-leaf reliefs in the lobby, linens, raffias and natural stone — that nods to tropical modernism and the Grove’s bohemian legacy.

03 — Interiors & Materiality

Coastal ease, Italian craftsmanship.

All 70 residences offer water views, reached by dedicated elevators that open into private foyers. Ceilings run 10 feet or higher, and expansive terraces — up to 10 feet deep, with glass railings — draw the bay into daily life.

Floor-to-ceiling windows frame sweeping vistas. The material palette pairs Italian travertine floors with veined marble, bronze and chrome, balancing European craftsmanship against the lightness of the coast.

04 — Kitchens & Bathrooms

Bespoke rooms for daily rituals.

Kitchens are bespoke Molteni&C designs carrying Michele Bönan’s signature touches, fitted with top-of-the-line European appliances, faucets and fixtures. Linear air diffusers keep the minimalist composition visually quiet.

Bathrooms are finished in Calacatta and Carrara marble, designed by Bönan as serene, tailored spaces that extend the residence’s material language.

05 — Technology & Comfort

Customizable, discreetly.

Each home is equipped with an integrated smart home automation system with customizable controls, coordinating lighting, climate and comfort behind the scenes. Dedicated elevator access, private foyers and generous ceiling heights reinforce the sense of a single-family home in the sky.

06 — Amenities & Everyday Life

A private club, staffed by Four Seasons.

A signature restaurant on the first level offers in-residence dining. The serviced pool deck sits among palms, while the wellness program includes a state-of-the-art gym and yoga studio, and a spa with treatment rooms, Jacuzzi and water experiences — from contrast bath therapy to a hydrotherapy horizontal shower.

A private lounge and bar, an intimate library, a kids’ area and a private event room complete the offering. Residents also receive an exclusive invitation to apply for The Surf Club Private Membership, subject to approval.

À-la-carte services extend the hotel tradition into the home: in-residence dining and spa treatments, housekeeping and laundry, grocery provisioning, butler services, personal trainers, catering and more, tailored to each resident.

07 — A Sense of Place

The Grove, at the water’s edge.

Coconut Grove is Miami’s oldest neighborhood — a canopy of banyans, marinas and sidewalk cafés with a long bohemian history. From South Bayshore Drive, Brickell, Coral Gables, Miami Beach and the international airport remain within easy reach, while the bay sets the pace at home.
